If you’re planning to sell a piece of land or a lot on your own, the first practical question is where to list it without spending too much. In Chile, there are several options, but not all of them are free for individuals, and the ones that are come with limitations. We’ve reviewed the actual alternatives and their terms and conditions, as published by the platforms themselves as of October 2026.
A note: the terms and conditions of these websites change frequently. Before posting, always check the current terms and conditions on the official website.
Comparison Summary
| Option | Free for individuals? | Best | The Worst |
|---|---|---|---|
| Yapo.cl | It depends; check their current terms and conditions for real estate | A well-known classifieds site in Chile | Unclear terms for real estate listings and a lot of competition |
| Real Estate Portal / Mercado Libre | No. Starting at 0.65 UF + VAT for 30 days | Well-known real estate portal | You pay every 30 days as long as the listing remains active |
| Chilepropiedades.cl | Yes, one listing | Simple, with lot and land categories | Only one free listing, with no featured options |
| Facebook Marketplace and groups | Yes, posting is free | Reaches people in the area | A lot of noise, non-serious inquiries, and risk of scams |
| Patagonia Lots | Yes, up to 10 active listings | Specializes in southern plots, with a map and English translation | Portal focused on southern Chile and Argentine Patagonia |
| Sign on the property | You only pay for the sign | Neighbors and people already passing through the area see it | Reach is limited to those passing by |
Yapo.cl
Yapo is one of the country’s best-known classifieds sites and features a real estate category with a subcategory for lots and land. Its advantage is the large number of general public visitors it attracts.
We were unable to confirm from an up-to-date official source how much it currently costs to list a property as a private seller. Some users report fees for activating property listings, and Yapo offers paid options to increase visibility. Therefore, before posting, check the current terms and conditions for real estate listings in their help center. Also keep in mind that Yapo has its own writing guidelines for real estate listings, such as what information not to include in the title.
Portal Inmobiliario and Mercado Libre
Portal Inmobiliario is a brand of Mercado Libre: the account is the same for both sites. It is one of the best-known real estate portals in Chile, but it is not free for private sellers.
According to Mercado Libre Chile’s real estate pricing page, accessed in October 2026, each listing lasts 30 days, and there are three types:
- Silver: medium exposure, 0.65 UF + VAT.
- Gold: high visibility, 1 UF + VAT.
- Gold Premium: maximum exposure, 4.02 UF + VAT, with free reposting for up to one year if you repost within 30 days of the listing’s expiration.
All plans include up to 14 photos and videos. If it takes several months to sell your lot, factor in the monthly cost before making a decision. Real estate agents and agencies purchase separate professional plans.
Chilepropiedades.cl
Chilepropiedades.cl allows individuals to list a property for free, without featured listings. It offers specific categories for plots, lots, land, agricultural land, and forest land, as well as a map search. If you want to list more than one property, its plans are designed for real estate agents and are paid.
It’s a good option for adding another channel at no cost, especially if you’re selling just one plot of land.
Facebook Marketplace and Buy-and-Sell Groups
Posting on Marketplace is free; you only pay if you decide to promote the listing with ads. Additionally, many towns and communes in the south have Facebook groups for buying and selling land or local classifieds, where people in the area actively search.
The downside is the quality of the leads: you’ll get many inquiries like “Is it still available?” that never go anywhere, and it’s a common channel for fraud attempts. Never send copies of your ID or deeds to strangers, and review our guide to common real estate scams. Also review Meta’s commerce policies, which restrict certain types of ads.
Parcelas Patagonia
Parcelas Patagonia is a free portal specializing in plots and land in southern Chile and Argentine Patagonia. Owners, brokers, and agencies can post listings, with up to 10 active listings per account at no cost (if you need more, you’ll be charged).
What sets it apart:
- You can draw the boundaries of your property on a satellite map, so buyers can see its actual shape and location.
- The listing is automatically translated into English to reach foreign buyers searching in the south.
- The price is displayed in UF, Chilean pesos, U.S. dollars, euros, and Argentine pesos.
- Interested buyers contact you directly via WhatsApp.
- You generate a PDF listing with a QR code to print or share.
- You can view the visitor statistics for each listing.
To be honest: it’s a specialized platform, not a mass-market site like Mercado Libre. That’s why it works best as part of your strategy, alongside other channels, rather than as your sole channel.
The Sign on the Property
It remains one of the most effective channels for rural properties. Many buyers drive around the area they like and write down the phone numbers from the signs. Here are some tips:
- Place it on your property, visible from the road, with large letters.
- Include only the essentials: “For Sale,” the lot size, and a phone number or WhatsApp contact.
- Add the QR code for your PDF listing so people can view photos, a map, and the price on their cell phones.
- Check it periodically: the wind and rain in the south cause it to deteriorate quickly.
How to Combine Channels
You don’t have to choose just one. A sensible strategy for a private seller:
- Prepare good photos and a complete description just once. We’ll help you with our guide to photos and listings for selling your lot.
- Set your price based on data: use the plot price estimator and compare it with prices in your area.
- Post on the free platforms: Parcelas Patagonia, Chilepropiedades.cl, and Facebook.
- Put up the sign with the QR code.
- Consider paying for a large-scale listing site only if you haven’t received any inquiries after a few weeks.
Keep the same price and the same information consistent across all platforms. If a buyer sees different prices, they’ll become suspicious. And have your paperwork ready: check which documents you need to sell a plot of land and consider a title search if there are any doubts about ownership.
