Why buy land in Aysén?

Aysén is the Patagonia you see in documentaries: ice fields, Lake General Carrera with its marble chapels, the Baker river and the Carretera Austral. With fewer than one inhabitant per square kilometre, it is the region for those seeking real space, silence and nature unchanged for a century. Coyhaique, the capital, has 60,000 inhabitants, a hospital, an airport in Balmaceda and all basic services; the rest of the region is organised in small towns linked by a single road.

Typical prices and plot sizes

In Aysén you buy hectares, not square metres. Around Coyhaique, a 5,000 m² plot with power costs between UF 700 and 1,500; fields of 10 to 50 hectares are offered from UF 1,500 in total in areas such as Mañihuales or Villa Ortega. On the shores of Lake General Carrera (Puerto Río Tranquilo, Chile Chico, Puerto Guadal) plots with a lake view start at UF 1,200 and waterfront exceeds UF 3,000. Cochrane and the Baker river valley remain the cheapest, in exchange for six hours of gravel road from Coyhaique.

Remoteness, climate and logistics

Buying in Aysén means accepting Patagonian logistics: building materials arrive by barge from Puerto Montt, electricity often comes from solar panels or a generator outside the towns, and winter is long with snow between June and September inland. The Carretera Austral is paved from Puerto Aysén to Villa Cerro Castillo and progresses every year. Chile Chico, on the Argentine border, has the driest and sunniest microclimate in the whole region.

Legal aspects specific to Aysén

Much of Aysén's land is state-owned, managed by Bienes Nacionales, and many long-standing occupants regularise their title through Decree Law 2.695. Before buying, insist on the current registration at the Coyhaique or Cochrane Real Estate Registry and check that no regularisation process is pending. Border zones have restrictions for buyers of Argentine, Bolivian or Peruvian nationality. Land adjacent to national parks may have building limitations.

Frequently asked questions about Aysén

How much does a hectare cost in Aysén?

From UF 100 to 300 per hectare in large fields far from towns, and UF 700 to 1,500 for a 5,000 m² plot near Coyhaique. The shores of Lake General Carrera are the expensive exception.

Is there electricity on plots in Aysén?

Around Coyhaique, Puerto Aysén and Chile Chico, yes. Outside the towns, most plots run on solar panels and batteries, a common and well-established solution in the region.

How do I get to Aysén?

By plane to Balmaceda from Santiago (2 h 30) or Puerto Montt, then an hour by car to Coyhaique. Overland, the Carretera Austral with ferries, or through Argentina via Route 40.

Can I build on land near Lake General Carrera?

Yes, respecting the 80-metre shoreline protection strip and each commune's zoning plan. In Puerto Río Tranquilo and Puerto Guadal there are approved subdivisions with plots ready to build on.
