- Segment: plots of 1,000 m² to 50,000 m² with a price in Chilean pesos.
- Indicator: median price per m² of each commune, and the typical range between the 25th and 75th percentile.
- Minimum sample: 3 listings per commune. Below that, no figure is published.
- Currencies: USD at today's exchange rate (1 USD = $955). UF prices are those entered by the seller.
- Limits: asking prices, not closing prices. Plots with lake or river frontage, or with services, can sit far from the median.
Questions
How is this index calculated?
From the portal's live listings: plots between 1,000 m² and 50,000 m² with a price in pesos. For each commune we take the median price per square metre and the typical range (25th to 75th percentile). A commune is only shown once it has at least 3 listings.
Are these sale prices?
No. They are asking prices published by sellers, brokers and agencies. The final sale price is usually negotiated and can be lower, so read the figures as a reference, not as an appraisal.
Why does the price per m² change so much between communes?
Mainly because of the setting (lake or volcano views, waterfront), the services that come with the plot (water, power, road access), the legal status of the title and the plot size: smaller plots cost more per square metre.
How often is it updated?
Automatically, from the listings that are active on the portal. The date at the top of the page shows when the figures were last computed.
