Why buy land in Magallanes?

Magallanes is the southern tip of the continent: Torres del Paine, the Strait of Magellan, Tierra del Fuego and the gateway to Antarctica. Punta Arenas, with 130,000 inhabitants, an international airport and a duty-free zone, is the most complete city in all of Patagonia. Puerto Natales lives off Torres del Paine tourism, which receives over 300,000 visitors a year, and concentrates the demand for land for lodges, cabins and tourism projects.

Typical prices and plot sizes

Around Punta Arenas, in Río Seco, Agua Fresca and along the road to Puerto Natales, a 5,000 m² plot with power sells for UF 600 to 1,500. In Puerto Natales, plots overlooking the Última Esperanza sound start at UF 1,200 and those facing Torres del Paine, on the Y-290 road, can exceed UF 3,000 for their tourism value. Tierra del Fuego (Porvenir) and Puerto Williams offer the lowest prices in Chile, with the most demanding logistics.

Wind, climate and building in the far south

Wind is the defining factor in Magallanes: gusts of over 100 kilometres per hour between October and March. A plot with natural shelter (a hill, a lenga forest) is worth more than one with a better view but exposed. Houses are built with reinforced structures, small west-facing windows and central heating on natural gas, which is subsidised in Magallanes. Summers are cool, with 17 hours of daylight in December, and winters are short with snow.

Legal aspects and the duty-free zone

Magallanes has a duty-free zone law that exempts many goods from VAT and tariffs, including building materials and vehicles, which reduces the cost of building. As a border region, purchases by Argentine citizens require prior authorisation. Land around Torres del Paine is subject to the park's management plan and CONAF restrictions; a title study and a consultation with the Torres del Paine municipality are essential before any tourism project.

Frequently asked questions about Magallanes

How much does land near Torres del Paine cost?

From UF 1,200 for 5,000 m² in Puerto Natales and over UF 3,000 on the road to the park, where demand for lodges keeps prices high.

Is a tourism project profitable in Magallanes?

Torres del Paine receives over 300,000 visitors a year and accommodation remains insufficient in high season. Small cabins and lodges in Puerto Natales reach 80 percent occupancy between November and March.

How strong is the wind?

Very strong in spring and summer, with gusts of 100 to 120 kilometres per hour. Choose a plot with natural shelter and build for the wind; local builders know how.

How do I get to Magallanes?

Direct flights from Santiago to Punta Arenas (3 h 30) several times a day, and from Puerto Montt in season. Puerto Natales has an airport with seasonal flights and is 3 hours from Punta Arenas by paved road.
