Why buy land in Los Lagos?

Los Lagos combines the most complete infrastructure in southern Chile with postcard landscapes: Lake Llanquihue with the Osorno and Calbuco volcanoes, the Chiloé coast and the fjords of Hornopirén and Cochamó. Puerto Montt has the most important airport in Patagonia, with hourly direct flights to Santiago, and Puerto Varas and Frutillar attract Chilean and foreign buyers seeking quality of life with city services. It is the region with the most liquid plot market in the south.

Typical prices and plot sizes

The Puerto Varas – Frutillar – Puerto Octay axis is the most expensive in the south after Pucón: UF 2,000 to 6,000 for 5,000 m² with a lake view, and over UF 8,000 on the waterfront. Osorno and its surroundings (Puyehue, Entre Lagos) offer plots from UF 800, 45 minutes from Lake Llanquihue. In Chiloé, in Ancud, Castro and Dalcahue, plots with views over the inland sea range from UF 700 to 2,000, with the advantage of being mostly non-indigenous and with their own tax ID. Hornopirén and Cochamó, on the Carretera Austral, are the destination for buyers seeking seclusion with access.

Chiloé: its own rules

Buying in Chiloé has its particularities: many plots come from undivided inheritances, so a title study is indispensable; water usually comes from springs with rights registered in the name of communities; and the Chacao channel ferry, with 30 to 60 minute waits in summer, remains the only access until the bridge is completed. In return, Chiloé offers the lowest sea-view prices in the region and a unique local culture.

Services and connectivity

Gated communities around Puerto Varas and Frutillar almost always have electricity, rural drinking water or a well, and fibre optic. Puerto Montt concentrates private clinics, bilingual schools and the port of departure for southern Patagonia. The paved Route 5 reaches Quellón, in southern Chiloé, and the Carretera Austral starts in Puerto Montt towards Hornopirén with two ferries to Chaitén.

Frequently asked questions about Los Lagos

How much does a plot with a Lake Llanquihue view cost?

Between UF 2,000 and 6,000 for 5,000 m² in Puerto Varas, Frutillar or Puerto Octay. In Puerto Octay and Ensenada, on the north and east shores, prices are 30 percent lower than in Puerto Varas.

Is buying in Chiloé a good investment?

Chiloé prices have risen steadily since 2020 and the future Chacao channel bridge should accelerate that trend. The condition is to buy with a title study and the property's own tax ID, which not every plot on the island has.

Is there volcanic risk around Lake Llanquihue?

Calbuco erupted in 2015 and Osorno is active but has not erupted since 1869. SERNAGEOMIN publishes hazard maps by commune; the Ensenada and Ralún areas have restrictions worth checking before buying.

How do I get to Puerto Varas from abroad?

International flight to Santiago and a 1 h 45 connection to Puerto Montt's El Tepual airport, 25 minutes by car from Puerto Varas.
