How much does a plot of land cost in Chile? Actual prices by region (2026)

Average prices calculated based on more than 300 lots currently for sale: ranging from 281 UF in Maule to more than 7,000 UF in Coquimbo. Includes price per square meter for comparison.

“How much is a lot worth?” is the first question every buyer asks, and the honest answer is: it depends heavily on the region. To give you real figures—not real estate agent promises—we calculated the median price of more than 300 plots currently for sale on our website (August 2026, typical size of 5,000 m²).

Median Price by Region

Sorted from least expensive to most expensive. In parentheses, the approximate price in pesos (1 UF ≈ $39,700) and the median UF per m²:

  • Maule: 281 UF (≈ $11 million) — 0.05 UF/m²
  • Aysén: 697 UF (≈ $28 million) — 0.12 UF/m²
  • O'Higgins: 734 UF (≈ $29 million) — 0.14 UF/m²
  • Los Lagos: 1,760 UF (≈ $70 million) — 0.29 UF/m²
  • La Araucanía: 2,250 UF (≈ $89 million) — 0.41 UF/m²
  • Los Ríos: 4,000 UF (≈ $159 million) — 0.70 UF/m²
  • Valparaíso: 4,500 UF (≈ $179 million) — 0.70 UF/m²
  • Metropolitan Region: 6,777 UF (≈ $269 million) — 1.22 UF/m²
  • Coquimbo: 7,225 UF (≈ $287 million) — 1.74 UF/m²

These are medians, not averages: half of the lots in each region cost less than that figure. In regions with few listings (Ñuble, Los Ríos), the median can fluctuate rapidly with inventory.

What explains the differences

  • Distance from cities and services. The same plot of land is worth twice as much 15 minutes from Villarrica as it is 50 minutes away on a gravel road.
  • Water, electricity, and access. A lot with power availability and water connections saves millions in installation costs—that’s why it’s worth more. Check out our guides on water and electricity.
  • Up-to-date paperwork. An own property tax ID (rol) and a clean title deed come at a price; cheap “fees” often end up costing a fortune.
  • Unique features: lakefront or riverfront, views of a volcano, and native forest drive prices well above the regional median.

How to Use These Figures

Calculate the UF/m² for any lot you’re considering (price ÷ area) and compare it to the median for that region. If it’s well below the median, ask why—sometimes it’s a good deal, sometimes the paperwork is incomplete. If it’s well above the median, the lot’s features should justify the higher price.
