Property Taxes: Tax Assessment, Exemptions, and How to Check Your Information

Many agricultural parcels are exempt, and their owners aren’t aware of it—others inherit debts without realizing it. How property tax assessments work and how to check for debt before buying.

Property taxes are the ongoing cost of owning land, yet few buyers look into them before signing the contract. The good news: for many rural parcels, they’re low or even zero. The bad news: if the seller owed back taxes, the problem could become yours.

Tax Assessment ≠ Market Price

The SII assigns a tax assessment to each property, which is usually significantly lower than the market price. Property taxes are calculated based on this assessment. That’s why two neighboring parcels with the same market price may have very different tax bills: they depend on the tax assessment, not on what you paid.

When a Property Pays (and When It Doesn’t)

  • Agricultural properties have an exempt assessment threshold: below that threshold, the property taxes are zero. A 5,000 m² parcel without any structures often pays nothing or very little.
  • When a house is built, it is included in the assessed value and property taxes increase—this is normal and to be expected upon completion of the construction.
  • Non-agricultural properties (urban or designated for other uses) follow the general rules, with their own partial exemptions.

How to check for free, using only the property tax ID (rol) number

  • Tax assessment: at sii.cl → Assessments and Property Taxes → tax assessment certificate. It also confirms that the property tax ID exists and its designated use (agricultural/residential).
  • Property taxes: on the General Treasury of the Republic (tgr.cl) website using the property’s property tax ID (rol). Payments are due in April, June, September, and November.

Why check this before buying

  • Unpaid installments accrue interest and penalties, and the debt follows the property: the TGR may even proceed to foreclosure.
  • The tax debt certificate is part of our 12-point legal checklist—request it along with the title search.
  • After the purchase, update the ownership information with the SII so that notices are sent to you rather than the previous owner.

Does the property tax ID (rol) not exist, is it registered under an ancestor’s name, or does the appraisal combine multiple lots? These are signs of unresolved title issues: review our guide to title regularization or consult directly with Osiadacz Abogados.
