Selling a plot of land isn't difficult, but properties that sell quickly all follow the same pattern: paperwork in order, a realistic price, and a good presentation. This guide summarizes the 5 steps, in order.
1. Prepare the paperwork BEFORE listing
A serious buyer (or their attorney) will ask you for exactly what’s listed on our 12-point legal checklist: a valid copy of the property registration, a certificate of mortgages and liens, the property tax ID (rol), and a subdivision map. Having everything ready from day one conveys seriousness and saves weeks of paperwork. If your title is not in good standing, resolve that first: our title regularization page explains how.
2. Set a well-founded price
Calculate the UF/m² value of your land and compare it to the median for your region using our analysis of actual prices. A price significantly above the median without features to justify it (waterfront, view, installed utilities) means months without any calls. And leave room to negotiate: in Chile, a “negotiable price” is part of the buying culture.
3. Photos and video: where interest is won or lost
- Take photos with good lighting (morning or evening), and a clear sky if possible.
- Show what the buyer wants to see: access, the forest, the water, the view, and the boundaries.
- A drone video boosts interest; if you don’t have one, even a video walking through the property with your cell phone helps.
- If you have the map or polygon on Google Earth (KML), include it: on our website, we draw the exact boundaries on the satellite map.
4. Write an honest and complete description
Exact area, actual utilities (water, electricity, access), legal status, distances to towns. Anything you hide today will still show up in the title search and derail the sale halfway through, wasting everyone’s time.
5. Post where land buyers are looking
On Parcelas Patagonia, listing is free: your ad includes a satellite map, property boundaries, a complete profile with legal history, a downloadable PDF, and direct contact via WhatsApp. Create your account and post your listing in 10 minutes.
When a buyer comes along
Insist on a notarized purchase agreement; never sell “on trust,” and use notary instructions for payment. The complete process is outlined in our guide to the title search: it works the same way from the seller’s perspective.
