Title study

A clean-looking parcel can still hide a real problem: an unpaid mortgage, an embargo, an unresolved inheritance, or a boundary dispute. A title study traces the property's legal history at the Conservador de Bienes Raíces (usually the last 10 years) to confirm the seller can actually sell, and that you won't inherit someone else's problem.
