Plots for sale in Río Negro

Río Negro brings together two faces of Patagonia: Bariloche, the region's most complete city with Lake Nahuel Huapi and South America's largest ski resort, and El Bolsón, with a slower pace, craft fairs and more accessible prices. Why buy land in Río Negro?

Bariloche is the most complete and best-known city in all of Argentine Patagonia: Lake Nahuel Huapi, Cerro Catedral (South America's largest ski resort), an airport with direct flights to Buenos Aires, and an economy that doesn't depend on tourism alone. El Bolsón, further south, draws a different crowd: craft fairs, forests and a slower pace of life, at noticeably lower prices than Bariloche.

Typical prices and plot sizes

In Bariloche, a 500 to 800 m² lot in established neighborhoods starts at USD 30,000, and land with views of Lake Nahuel Huapi or along the Circuito Chico easily exceeds USD 100,000. El Bolsón offers the most accessible price-to-size ratio in the province, with smallholdings and lots from USD 15,000, though water and power access may require extra investment outside the urban radius.

A professionalized real estate market

Bariloche has one of the most developed real estate markets in Patagonia, with agencies affiliated to international networks. The deed is signed before a notary and registered at Río Negro's Real Estate Registry. Before signing a reservation, always request the title report and an up-to-date survey plan; in El Bolsón, where many lots come from inheritances or older subdivisions, this step matters even more.

Restrictions for foreign buyers

The Rural Land Law (Ley 26.737) limits foreign rural ownership near international borders and large bodies of water, such as Lake Nahuel Huapi, which is also a natural border with Chile along several stretches. It's worth confirming with a notary whether a specific rural plot requires authorization before reserving it. Urban lots within the municipal limits of Bariloche or El Bolsón are generally not subject to this law.

Frequently asked questions about Río Negro

How much does a lot cost in Bariloche?

From USD 30,000 in established neighborhoods to over USD 100,000 with views of Lake Nahuel Huapi or along the Circuito Chico.

Why is El Bolsón cheaper than Bariloche?

It has less tourism infrastructure and connectivity, and its market attracts a different kind of buyer, more focused on permanent living than tourism investment. That keeps prices noticeably lower.

Can I ski and own my own plot in Bariloche?

Yes, several neighborhoods and developments are 20-30 minutes from Cerro Catedral. It's one of the main reasons buyers from other provinces and abroad choose the area.

How do I get to Bariloche or El Bolsón?

Direct flights from Buenos Aires to Bariloche airport (1h50), or overland from Chile via the Cardenal Samoré border crossing. El Bolsón is an hour and a half from Bariloche by paved road.
