Terms and Conditions of Use

1. Definitions

For the purposes of these Terms and Conditions:

• "Platform": the website www.parcelaspatagonia.com and all its subdomains.
• "Company": SERVICIOS INFORMATICOS PARCELAS PATAGONIA LIMITADA, Tax ID (RUT) 78.340.362-5.
• "User": any natural or legal person who accesses and/or uses the Platform.
• "Advertiser": a User who publishes land listings on the Platform.
• "Visitor": a User who browses the Platform without publishing listings.
• "Services": all services offered through the Platform.

2. Description of the Service

Parcelas Patagonia is a digital platform specialized in the listing and search of land and plots located in the regions of La Araucanía, Los Ríos, Los Lagos, Aysén and Magallanes in Chile.

The services include:

• Publication of land-for-sale listings
• Search engine with advanced filters
• Interactive maps and geolocation
• Contact system between interested parties and advertisers
• Generation of PDF fact sheets
• Subscription plans for professional advertisers

3. Registration and User Account

3.1 Registration requirements

To publish listings, Users must create an account providing truthful, complete and up-to-date information. Users must be over 18 and have the legal capacity to enter into contracts.

3.2 Account responsibility

The User is responsible for:

• Keeping their login credentials confidential
• All activity carried out under their account
• Immediately reporting any unauthorized use
• Keeping their contact information up to date

4. Publication of Listings

4.1 Listing requirements

Advertisers undertake that their listings:

• Contain truthful and accurate information about the land
• Include real and current photographs of the property
• Clearly state the price and conditions of sale
• Comply with all applicable legal regulations
• Do not infringe the rights of third parties

4.2 Prohibited content

It is forbidden to publish:

• False or misleading information about the land
• Land over which the advertiser has no right of sale
• Content that violates intellectual property rights
• Offensive, discriminatory or illegal material
• Spam or advertising unrelated to real estate

4.3 Content moderation

The Company reserves the right to:

• Review and moderate all listings before publication
• Reject or remove listings that do not comply with these terms
• Suspend accounts that commit repeated violations
• Request additional documentation to verify the information

5. Plans and Payments

5.1 Available plans

The Platform offers different subscription plans with different features and listing limits. Details of each plan are available in the Plans section.

5.2 Billing

Payments are processed securely through authorized payment providers. Prices are expressed in Unidades de Fomento (UF) or Chilean pesos (CLP) as indicated.

5.3 Refund policy

No refunds are made once the service has been activated, except in cases of technical errors attributable to the Platform or where required by law.

6. Limitation of Liability

The Company acts solely as a technology intermediary and does NOT:

• Act as a party to transactions between buyers and sellers
• Guarantee the accuracy of information published by third parties
• Assume responsibility for the legal status of the land
• Offer legal, tax or financial advice

Buyers are strongly advised to verify all information with qualified professionals before carrying out any transaction.

7. Intellectual Property

All content on the Platform, including design, code, texts, logos and graphics, is the property of SERVICIOS INFORMATICOS PARCELAS PATAGONIA LIMITADA or its licensors.

Advertisers grant the Company a non-exclusive license to use, reproduce and display the content of their listings for the purpose of promoting the service.

8. Privacy and Data Protection

The processing of personal data is governed by our Privacy Policy, which forms an integral part of these Terms and Conditions.

9. Termination

The Company may suspend or terminate a User's access to the Platform in the event of:

• Breach of these Terms and Conditions
• Fraudulent or abusive conduct
• A request from the User
• A requirement from a competent authority

10. Modifications

The Company reserves the right to modify these Terms and Conditions at any time. Modifications take effect upon publication on the Platform. Continued use of the service implies acceptance of the modified terms.

11. Applicable Law

These Terms and Conditions are governed by the laws of the Republic of Chile. For the resolution of any dispute, the parties submit to the jurisdiction of the ordinary courts of the commune of Pucón, La Araucanía Region.
